Côté Parc stands as a model of urban regeneration in Petit-Saconnex, delivering a vibrant, intergenerational neighbourhood that seamlessly integrates housing, services, and green spaces.
Initiated in 2016, this ambitious development was driven by the Maison de Retraite du Petit-Saconnex (MRPS), which sought to generate additional revenue for the renovation and maintenance of its aging buildings. The project also aimed to open up the retirement home, fostering interactions between different generations and embedding it into the daily life of the neighborhooddistrict.
Developed in partnership with Losinger Marazzi and La Foncière, Côté Parc features a measured densification approach, including the vertical extension of two existing buildings and the construction of two new residential complexes. The project has delivered 216 rental apartments, a crèche, a new restaurant for MRPS, and a 99-room aparthotel. Designed by three different architectural firms, the buildings contribute to a diverse yet cohesive urban landscape.
By prioritizsing vertical expansion, Côté Parc has preserved the site’s natural surroundings while creating much-needed housing. A central square serves as a social hub, promoting community interaction and intergenerational exchange. Underground parking solutions have improved pedestrian safety and encouraged sustainable mobility.
Sustainability has been a key focus, with 90% of the energy supply sourced from renewable sources, including heat pumps and photovoltaic solar panels. The five-hectare park surrounding the MRPS has been revitaliszed, featuring over 90 newly planted trees, biodiversity-friendly landscaping, and accessible walking paths.
